Poinciana Village

Poinciana VIllage is a quiet neighborhood of smaller single family homes, and is one of the older more established neighborhoods in the Naples Area. It began development in the 1970 and has since become one of the more family friendly neighborhoods in the Naples Area. WIth a prime location in Central Naples, to the west of Airport Pulling Road its no wonder many Naples residents chose to call Poinciana Village home.

Its often that you will find children playing in the streets as the neighborhood offers a safer environment. Traffic is minimal as no through streets run through the area which has two entrances, both off of Airport Pulling Road.

The neighborhood is inhabited by a mixture of young professionals, families with school aged children and downsizing retirees. The neighborhood is zoned for Naples High School, and Gulfview Middle school with buses running to each. Elementary School students have a very short journey to school with Poinciana Elementary School less than a mile away.

Homes

You’ll find homes here ranging in size from 594 to 1695 square feet. These homes are feature a mixture of garage types with both 1 and two car garages. Architectural styles here vary and the area doesnt have the artificial cookie cutter housing vibe that is common to some other areas. Homes feature shingle and metal roofs and generally include between 2 and 4 bedrooms.

Amenities + Location

At the corner of Poinciana Drive and Ponce De Leon drive, you will find Poinciana Park. This smalll park offers a children’s playground, tennis court and a basketball court. Its only a short distance (1.2 miles) to jobs in the indiustrial area near the Naples Airport. Shopping at the corner of Pine RIdge Road and Airport Road is less than 2 miles away. If you love the beach, its only 5 miles to the beaches and downtown Naples.

Prices

Value is what you will find here as homes are generally affordable with prices in the 300s. This is the most affordable option in the Central Naples area.

HOA

You will be pleased to know that Poinciana Village has NO MANDATORY HOA Fees!. There is a voluntary Poinciana Village Civic Association but membership is not required to live in Poinciana Village, There are no restrictive covenants banning fenced yards, pets and parking of “contractor vans”. You will notice that despite the lack of mandatory HOA, yards are well kept.
