Beachfront Neighborhoods

Naples is home to many beach front neighborhoods. These neighborhoods are all unique and are generally the most expensive neighborhoods in the Naples area.

North Naples / Central Naples

Vanderbilt Beach

Located along the beach between Bluebill Ave and Vanderbilt Beach Road, this neighborhood in North Naples is features a wide away of beachfront and near the beach properties. Here one will find canal front single family homes as well as beachfront condo units. This neighborhood is home to many of the area’s beach resorts including the LaPlaya and Ritz Carlton beach resort.

Pelican Bay

Pelican Bay is Naples’ premiere master planned community and is the most recently built beachfront community in Naples. The community includes two private beach access points accessed by a tram system connecting to the beach.

Naples

Seagate

Seagate is a waterfront neighborhood between Park Shore and Pelican Bay. The area offers beach access at the end of Seagate Drive and via Clam Pass Park. The neighborhood consists of waterfront single family homes and beach front high rise condominiums at Naples Cay. 

Members of the Seagate voluntary Seagate association also have use of the private Seagate Beach Club.

Single family homes within Seagate all have water frontage onto canals that allow access to Clam Bay. Boat access to the gulf is via Clam Bay and Clam Pass. This waterway is shallow and is only navigable by shallow draft small craft. Water in the channel is between 2 feet and 5 feet at mean low tide and small sailboat access is available as there is a drawbridge on the Clam Pass boardwalk.

Park Shore

Park Shore is a beach and bay front community with a variety of housing types. Spacious bay front residences and gulf front high rise condominiums comprise much of this community. Along the bay there are venetian style residences built on pilings as well as the Village on Venetian Bay which offers waterfront shopping and dining.

The community also offers a private beach access at Raymond Lutgert Park at the end of Park Shore Drive which routinely hosts community events. The neighborhood has low traffic slow speed streets which are excellent for walking and biking.

Gulf access is available for boats with a draft of 6 feet or less and a height clearance of 11 feet or less via Venetian Bay and Doctors Pass. Distance to the gulf is between 1 and 2 miles. To access the gulf from Park Shore you have to pass under the Harbor Drive bridge which has a 11 foot clearance. The passage under this bridge is the limiting factor for vessel size in the waterways of Park Shore.

Moorings

The Moorings is a gulf front community located north of Downtown Naples. The community offers an executive golf course, beach access, and deep water boat access to the gulf via doctors pass. The community offers public beach access at Horizon Way, Vedado Way, and Via Miramar. There is also a private beach access for residents just south of Doctors Pass at Mooring Line Drive and Gulf Shore Blvd.

The community offers single family homes and gulf front condominium units and is a reasonable bike ride away from Downtown Naples, Pelican Bay, Coastland Center Mall and many other destinations. 

Many of the waterfront homes have gulf access with no bridges to pass under between home and the gulf allowing for full sailboat access. The Harbor Drive bridge has a 11 foot clearance and the Mooring Line Drive bridge has a height of 12 feet. These clearances will vary based on the tide and will allow most vessels to navigate these channels and bays. Doctors pass has depth of about 6 feet at mean low tide and allows for vessels with up to 6 feet of draft.

Coquina Sands

Coquina Sands is a gulf front community just north of Downtown Naples. You’ll find convenient beach access via Lowdermilk Park. If your a boater waterfront homes here offer gulf access boating via the Hurricane Harbor Canal and Doctors Pass. The neighborhood is very close to area destinations such as Downtown Naples, the Coastland Center Mall, and the Naples Zoo. These and many more destinations are only a short drive or bike ride away.

The Naples Beach Hotel Golf Course also only a couple blocks away from Coquina Sands and many Coquina Sands homes have views onto the golf course. The course offers 18 holes of regulation golf and is one of the finest courses in the area. 

You’ll find a broad mix of housing in Coquina sands including beach and bay front condominiums, and spacious waterfront estates with direct gulf boat access. To the east of the bay are many winding tree canopied streets with beautiful single family homes nestled in.

Old Naples

Welcome to Old Naples, the first neighborhood built in the Naples area.

It is truly a unique neighborhood with its history and variety of small cottages, beachfront estates, and everything in between. No matter what kind of space you’re looking for, you’ll be able to find it in Old Naples. The variety is part of what makes it such a gorgeous neighborhood.

Everywhere you turn, you’ll see a different type of building. Old Naples is loosely defined as the area that extends from South Golf Drive southward to Aqualane Shores, although the true “Olde Naples, Florida” refers primarily to the section around the Naples Pier. Old Naples has a storied history. It was named Naples as it reminded visitors of the gorgeous town of Naples, Italy. It was a winter retreat for the rich who came from all over to see the beauty of the bay.

Aqualane Shores

Aqualane Shores real estate features about 350 homesites and was one of the first Naples areas to be developed. The first fill and dredging operation was launched starting in 1949, the same year Naples, Florida became an official city. This tropical locale is prominently positioned just south of Old Naples, in Florida proper, strategically situated between the areas of Port Royal and Old Naples.

Some of the most luxurious Naples, Florida waterfront homes and estates located on deepwater canals leading to Naples Bay can be found in Aqualane and is considered to be one of the best boating communities in Naples.

Aqualane Shores canals have a depth of about 8 feet and this is a true yachting community.

Port Royal

In Naples, Port Royal is the most unique and sought after address, and includes some of Naples’ largest and most luxurious residences. This is by far Naples’ most luxurious neighborhood and is priced accordingly.

The Port Royal beachfront architectural design is as diverse as the well-traveled residents who reside here. Southern Colonial, Contemporary, Modern, Mediterranean, Italian Renaissance, Bermuda Colonial and more embellish the uniqueness and character of this seaside landscape.
