Falling Waters

Falling Waters is a resort style condominium community in East Naples located off Davis Blvd. Located only a five miles east of Downtown Naples via Davis Blvd, falling waters offers a resort lifestyle close to it all. Falling waters is a gated community with a fully staffed gatehouse for maximum privacy. The community offers one of Naples largest resort style pools complete with a landscaped center island and 7 tropical cabanas surrounding the pool area. The clubhouse, located next to the pool area offers a wide array of scheduled activities as well as a small library for residents to use. Near the clubhouse are two har-tru tennis courts and two shuffleboard courts.

A total of 8 individual condominium associations make up the falling waters community. All condominium buildings in falling waters are two story structures with tile roofs and include detached garages for residents to park their vehicles. Units were built from the early 1990s to the mid 2000s. All of the units in Falling Waters are either 2 or 3 bedroom, 2 baths with over 1,300 square feet of living area and second floor units have vaulted ceilings.

Units typically fall within a wide price range and generally sell in the $192,000 to $250,000 range with some units occasionally selling for as much as $360,000. HOA fees will vary depending on the individual condominium association you live in.

Cascades at Falling Waters

Cascades is a subdivision of low-rise condominium homes located inside the larger Falling Waters development.  This neighborhood was built around 1997, with two-story coach homes.  The residences each have two bedrooms, with sizes starting at around 1,300 square feet.  Units include views of the lake, nature preserves or waterfalls. HOA Fees: $1500 quarterly.

Rosewood at Falling Waters

Rosewood: is a community of condominiums located within the Falling Waters development.  This subdivision, built in the mid 1990s is centered around a pond with two bridges, which connect to the islet at the center of the pond.  The two-story buildings include units homes with two to three bedrooms and a detached garage.  The units start in size at around 1,200 square feet.  The residences also include a lanai and the majority of units back directly onto the central pond.  Amenities at Rosewood include the lush landscaping and the walking path that leads throughout the community, including to the islet. HOA Fees: $1377 quarterly.

Water Crest at Falling Waters

Water Crest: is a community of low-rise two story condominium homes located within the larger Falling Waters development of Naples, Florida.  The two-story buildings in Water Crest feature two-bedroom homes with a large lanai.  Many units also include garden views and were built in the mid to late 1990s. HOA Fees: $1500 quarterly.

Orchid Falls at Falling Waters

Orchid Falls: is a community of low-rise two story condominium homes located within the larger Falling Waters development of Naples, Florida.  The two-story buildings in Water Crest feature 1237 square foot, two-bedroom homes with a large lanai. Orchid Falls was built in 1992 and units overlook a central lake with fountains. HOA Fees: $1680 quarterly.

Jasmine Court at Falling Waters

Jasmine Court: Built in 1995, these two-story buildings include homes with two bedrooms plus a large lanai. The size of the units is around 1,300 square feet, and units within Jasmine Court overlook a lake and gardens area.  HOA fees: $1400 quarterly.

Magnolia Cove at Falling Waters

Magnolia Cove: is a neighborhood of villas within the larger Falling Waters development.  One of a handful of neighborhoods within this community, Magnolia Cove includes two-story buildings built in the late 1990s.  The homes in this lake community feature views of the lake and nature preserves.

Magnolia Falls at Falling Waters

Magnolia Falls: is a subdivision of condominiums located within the Falling Waters development.  This neighborhood includes two-story buildings constructed around a lake.  The individual units have about 1,300 square feet of living space, with most containing two or three-bedrooms, a large lanai and a detached garage.  Views from the homes include waterfall, landscape views and some include lake views.  The condominiums were built in the mid 2000s.HOA Fees: $1380 quarterly.

Amelia Lake at Falling Waters

Amelia Lake; is one of the newest subdivisions within the larger Falling Waters development.  This community includes low-rise condominium homes.  The two-story units include three bedrooms with at least 1,500 square feet of living space and a screened-in lanai.  Built in the early 2000s, the condominium homes include views overlooking Amelia Lake and nearby nature preserves. HOA Fees: $1340 quarterly.
