Backstory

Port Royal real estate began with Glen Sample, a real estate investor, who in 1938 started to acquire land back in 1938. That land in total only cost him $50,000 and is now one of the highest acclaimed neighborhoods in all of Naples.

Beachfront Homes

Construction of Port Royal beachfront homes began as early as the 1940’s, but this tropical oasis didn’t start taking shape until J. Glen Sample purchased two square miles south of 21st street now known as Port Royal. He commissioned Henry Harding of Palm Beach, Florida to design his first Port Royal beachfront home in the 1950’s. Mr. Sample built his first Bermuda styled cottage located on a large tract of land known as 4370 Gordon Drive. Shortly after, Henry was called upon to create several homes throughout the Port Royal area utilizing Bermuda and British Colonial architecture to create a “showplace of casual elegance.”

Today, remnants of early Port Royal beachfront architecture can still be found on the beach in Port Royal but what has survived the test of time better is the lure Port Royal has on the ultra-fortunate. Port Royal beachfront properties continue to attract an eclectic group of residents both far and wide who continue to strive for uniqueness and demand for the highest architectural and design standards.

The Port Royal beachfront architectural design is as diverse as the well-traveled residents who reside here. Southern Colonial, Contemporary, Modern, Mediterranean, Italian Renaissance, Bermuda Colonial and more embellish the uniqueness and character of this seaside landscape.

While some residents purchase Port Royal beachfront with the goal and intention of preserving some of these early beach homes, others tend to focus on tracts of land better suited for tear-down and new construction opportunity. A very elite group of master builders, designers, tradesmen, and women are chosen to perform the work. A. Vernon Allen, one of the original builders in Port Royal started his homebuilding business in 1951. His company continues to be a prominent name in this beachfront community and is responsible for the construction of over 20 Port Royal beachfront homes. Port Royal beachfront lots range in width and depth and can range from around one-quarter acre and increase in size past 5 acres of land. Port Royal beachfront connoisseurs will be mindful of elevation, amount of beachfront footage and potential building space available on lots before entering an agreement and often consult their contractor of choice for pre-negotiation insight.

Most Port Royal bayfront buyers look for waterfront footage at 100 feet or more so they can easily provide dockage for bigger boats and still have room for fabulous views. Port Royal bayfront prices reflect this desire. Lot sizes vary greatly and are priced accordingly.

Port Royal is a true yachting community and offers deepwater access with wide turning radii in the waterways. Depths of at least 12 feet are found within Port Royal and there are NO BRIDGES to clear between home and the gulf.

Port Royal is tucked in a quiet area located at the far south end of Naples. Surrounded on 3 sides by water, the neighborhood offers some of Naples’ finest waterfront residences. The area is very close to 3rd Street South and Downtown Naples and one doesn’t have to go far for shopping and dining.
